MGP has provided land use planning, market opportunity and demand analyses, and fiscal impact analysis expertise to Times Group since 1988.  As an example, the Leitchcroft-Galleria project is a mixed use residential-commercial community plan for its 130 acre propperty in Markham's urban area.  The project provides for a pedestrian and transit-supportive community with a mix of medium and high density housing, hotels and mixed retail and office space.  MGP has served as project coordinator and land use planner on   the   project   since  1995,  preparing

initial concepts, leading and consulting with a team of architects, engineers and lawyers, meeting with municipal officials, preparing formal applications and plans of subdivisions and appearing at public forums.
